Virginia Beach, Va. – The Franklin Johnston Group (TFJG), a Virginia Beach-based multifamily development and property management firm, has promoted Community Manager, Niketa Washington to the position of Portfolio Manager.
Niketa Washington joined The Franklin Johnston Group in October of 2014 when TFJG assumed management of a 224-unit LIHTC property where she was the Community Manager. The company immediately recognized that she was a dynamic professional with experience in affordable management, strong organizational skills, a firm commitment to outstanding customer service and a distinct aptitude for leadership. The realization that she could do more and was absolutely open to a challenged resulted in several different assignments in the subsequent few years. While managing two chronically under-performing properties in Newport News, VA, she was able to increase occupancy from 93% to 98%, raise NOI by over 9%, and generate exceptional results on successive VHDA audits. Her success in that endeavor made her the perfect candidate to assume management of one of Marlyn Development’s senior communities in Richmond at a time when the deal needed to be re-stabilized. From there, having led several successful turnarounds, Niketa was identified as the perfect candidate to organize, plan and manage the lease up of The Arbors at Towne Park – Marlyn’s 130 unit LIHTC project in Williamsburg, VA. The property, which opened February 15, 2019 has already reached 57% leased.
During her time at The Franklin Johnston Group, Niketa has won HRAC’s “Property of the Year” in 2016, TFJG’s “Property of the Year” in 2016, TFJG’s “Emerging Leader’s Program” in 2017, and TFJG’s “Be the Solution” award in 2018. She holds her CAM and HCCP designations. She was also picked as a leader and ambassador for living out TFJG’s Core Values and serving on TFJG’s “Culture Committee.” She has always provided a fresh perspective and true understanding of what The Franklin Johnston Group is all about.
Niketa will ultimately assume responsibility for all properties in the Richmond market. However, in the short-term, she will be spending the majority of her time to ensure that the lease up at The Arbors at Towne Park is completed in the same spectacular manner that it has been handled thus far.
