Franklin Group was founded in 2013 by veterans of the multifamily industry with a simple belief: that high-quality, affordable housing and best-in-class communities are not mutually exclusive. They are the standard every resident deserves.

A Crisis That Cannot Wait
The data is unambiguous. America is failing its senior population on housing — and the window to act is narrowing. Franklin Group exists because we believe the private sector has both an opportunity and an obligation to do better.
The leading edge of the Baby Boom is now entering its eighties — historically the age at which seniors actively seek housing solutions. By 2030, the 80+ population will grow by more than four million people, reaching 18.8 million. The supply pipeline is nowhere near sufficient to meet them.
Construction starts in 2024 fell to their lowest level since 2009 — a nearly 40% year-over-year decline. Senior housing occupancy is approaching 90%, meaning available options are absorbed nearly as fast as they are created. Net absorption outpaced new supply by nearly five times in 2025.
The affordability gap is equally severe. More than half of middle-income seniors will not be able to afford traditional assisted living models by 2033. And the problem compounds over time — seniors on fixed incomes have virtually no ability to absorb rising costs. Housing insecurity for older adults is not a market inefficiency. It is a human challenge that demands an honest response.
Only 10% of the country’s housing stock is truly accessible for older adults. Most homes have entryway steps, upstairs bedrooms and bathrooms, and features that become barriers as people age. The homes that do exist are often too old, too large, and too costly to maintain alone.
